• Service providers — companies that help us operate our website and infrastructure (such as Supabase for database hosting). These providers are bound by confidentiality agreements and may not use your data for their own purposes.
• Legal requirements — if required by law, court order, or government authority, we may disclose information as necessary to comply with applicable legal obligations.

Cookies and Tracking

Our website uses minimal cookies. We do not use third-party advertising networks or cross-site tracking cookies. Specifically:

• We may set a session cookie to preserve your preferences during a single visit (such as a city filter selection).
• If you are a signed-in tenant or staff member, an authentication token is stored in your browser to keep you logged in.

How you consent: You opt in to receive text messages by (1) providing your mobile number and agreeing to text contact on a rental application, lease, or the tenant portal; (2) submitting an inquiry or contact form on our website or property listings, which discloses that providing a mobile number constitutes consent to SMS contact; (3) texting our published business number first, or giving verbal consent to our staff during a phone call; or (4) completing a paper or in-person consent form.

What we send: leasing and tour scheduling, maintenance and work-order updates, rent and account reminders, appointment confirmations, promotional and marketing messages such as new listings and specials, and replies to your questions.

• Message frequency varies based on your account and service activity.
• Message and data rates may apply from your mobile carrier.
